
Where to stay in Dubai 2026: a neighbourhood guide for travellers
Marina, JBR, Downtown, Palm, or Bur Dubai — which area suits beach, shopping, honeymoon, or a budget trip.
The short version
There is no "best area" in Dubai — only the right one for your trip. Beach and promenade? JBR or Palm. Shopping and skyscrapers? Downtown. Budget and old town? Deira or Bur Dubai. Marina is the all-rounder.
Downtown Dubai
The city core — , , Dubai Fountain. Best for first-timers running a packed schedule, the metro picks up almost everywhere from here. Pretty at night, busy at night.
- Who: first trip, shopping, sightseeing
- Hotel rates: 700–3 500 AED a night
- Transport: Burj Khalifa/Dubai Mall metro, 5–15 min taxi to Marina
- Downside: no beach of its own, 20–30 min by taxi to the sea
Dubai Marina and JBR
Two neighbouring areas, 10 minutes apart on foot. Marina is skyscrapers and around a canal; JBR (Jumeirah Beach Residence) is a long urban beach with The Walk promenade.
- Who: all-rounders, couples, families
- Hotel rates: 500–2 000 AED a night
- Transport: Dubai Marina and DMCC metro, tram along JBR
- Plus: free clean beach, yacht dinners on your doorstep
Palm Jumeirah
The palm-shaped artificial island. Large resort hotels with private beaches, monorail down the trunk. Best for honeymoons, families with small kids, and travellers who want "holiday, not tourism".
- Who: slow beach holiday,
- Hotel rates: 1 200–6 000 AED a night (resort)
- Transport: island monorail, 15-min taxi to Marina
- Downside: leaving the island every time costs more and takes longer
Jumeirah / Madinat Jumeirah
The coastal strip toward Palm. Villa , boutique hotels, the iconic Burj Al Arab and Madinat Jumeirah. Premium without the resort density.
- Who: couples, quiet luxury, architecture lovers
- Rates: 1 500–5 000 AED
- Plus: Sunset Beach (Burj Al Arab view), Souk Madinat nearby
Bur Dubai and Deira
Old town on both sides of Dubai Creek. Gold, Spice, Textile souks, museums, Al Fahidi district, abra boats across the canal. A 1970s tourist rhythm, not glossy.
- Who: budget, culture, lovers of the "real" city
- Hotel rates: 200–600 AED
- Transport: Green Line metro, abra across the Creek for 1 AED
- Downside: tough in summer, 40–60 AED taxi to Marina
Business Bay
The office-tower district next to Downtown — restaurants along the water, an easy promenade to Dubai Mall. Strong price-to-centrality ratio.
- Who: business travel, return visitors, modern-architecture fans
- Rates: 500–1 500 AED
Where not to stay
Deira is far from the beach. Discovery Gardens and Al Furjan are residential, no pedestrian infrastructure. International City and Silicon Oasis are for monthly rentals, not holidays.
Tip: on a 7-night trip wanting both "beach and skyline", split 4 nights in Marina/JBR plus 3 nights in Downtown. The hotel switch costs about 50 AED in taxis and feels like two holidays in one.
